STUDIO RENTAL TERMS & CONDITIONS

By completing a booking at Cirro Studio, you (the "Renter") agree to be bound by the following Terms and Conditions in full. These terms apply to all studio rentals, event bookings, and membership agreements. Please read them carefully before confirming your reservation.

Cirro Studio is operated by BlueClouds Photos ("the Studio," "we," "us"). These Terms & Conditions constitute a legally binding agreement between the Renter and BlueClouds Photos.

 

1. BOOKING & PAYMENT

All studio bookings must be made in advance through our online booking system at bluecloudsphotos.com/cirro or cirro-studio.as.me. Walk-in bookings are not available. Cirro Studio operates by appointment only.

• Full payment is required at the time of booking to confirm your reservation.

• All prices are in Canadian dollars (CAD) and are subject to applicable HST.

• Payment is processed securely through Stripe. By booking, you authorize Cirro Studio to charge the card on file for the total booking amount, any applicable add-ons, and any post-session charges outlined in these Terms.

• Your booking is not confirmed until payment has been received and a confirmation email has been sent to you.

• All rates are subject to change. Rates displayed at the time of booking will be honoured for that session.

 

2. STUDIO ACCESS & ENTRY

• Cirro Studio operates a self-serve, lockbox entry system.

• You will receive a unique, single-use access code via email no later than 24 hours before your scheduled session.

• The access code is used to open the motorized lockbox at the studio entrance to retrieve the studio key.

• The access code is for your exclusive use and must not be shared with any third party. Sharing your code is a breach of these Terms and may result in cancellation of your booking without refund.

• Your session time begins at your scheduled start time — not upon your arrival. Please factor in any personal setup time within your booked window.

• Upon leaving, the studio must be locked and keys be returned to the lockbox and the lockbox must be secured. Failure to return the key will result in a $150 key replacement fee charged to the card on file.

• Access to the studio is only permitted for the duration of your booked session plus the 10 mins early access provided. Earlier access or late departure beyond your booked time will be treated as overtime.

 

3. CANCELLATIONS, RESCHEDULING & REFUNDS

We understand that plans change. The following policy applies to all bookings.

 

• Full Refund: Cancellations made 48 hours or more before the scheduled session start time are eligible for a full refund.

• Studio Credit: Cancellations made less than 48 hours before the scheduled session start time are not eligible for a monetary refund. A studio credit equal to the booking value, valid for 60 days, will be issued.

• No-Shows: No-shows — where the Renter fails to attend or access the studio without prior notice — are not eligible for a refund or studio credit.

• Rescheduling: Rescheduling requests made 48 hours or more in advance will be accommodated at no charge, subject to availability.

• Rescheduling requests made less than 48 hours in advance will be treated as a cancellation and the studio credit policy above will apply.

• Studio-Initiated Cancellation: Cirro Studio reserves the right to cancel or reschedule a booking in the event of unforeseen circumstances including but not limited to emergency maintenance, safety concerns, or circumstances beyond our control. In such cases, the Renter will receive a full refund or priority rebooking at no additional cost.

4. SESSION TIME & OVERTIME

All session times are fixed. Your booked time includes the full duration of your session — setup, shoot, and any tidy-up — unless otherwise specified in your booking type.

 

• Sessions begin at the scheduled start time and must end at the scheduled end time. All persons in your party must have vacated the studio by your session end time.

• A 30-minute buffer is built between all consecutive bookings. This buffer is not part of your session time and is not available for use.

• Pre-booked Extensions: Time extensions of +30 minutes or +1 hour may be purchased at the time of booking only, subject to availability.

• Overtime: Any time used beyond your booked end time — including pre-purchased extensions — will be billed as overtime at 1.5× the applicable hourly rate, in 30-minute increments, with no grace period. Overtime charges will be applied automatically to the card on file immediately following your session.

• Weekday overtime: $75 per 30-minute block. Saturday overtime: $90 per 30-minute block.

• Cirro Studio is not responsible for late arrivals. Sessions will not be extended to compensate for a Renter arriving after their start time.

 

5. PERMITTED USE OF THE STUDIO

Cirro Studio is a professional creative space. The following uses are permitted and encouraged.

 

• Photography — portrait, branding, editorial, product, lifestyle, headshots, and similar.

• Videography — branded content, social media content, music videos, lookbooks.

• Podcast and audio/video recording.

• Intimate events — including content days, bachelorette shoots, brand activations, sip & shops, and workshops — subject to the event booking terms in Section 10.

The following uses are strictly prohibited at Cirro Studio without exception:

• The creation, filming, or photographing of pornographic, explicit, or sexually exploitative content of any kind.

• Any illegal activity, including the use, sale, or distribution of controlled substances.

• Smoking, vaping, or the use of any tobacco or cannabis products inside the studio or on the building premises.

• Open flames, pyrotechnics, or the use of fog or haze machines without prior written approval from Cirro Studio.

• Any activity requiring specialized ventilation, hazardous chemicals, or flammable props.

• Subleasing or granting access to the studio to any third party not included in the Renter's booking party.

• Breach of any prohibited use clause will result in immediate termination of the session without refund and may result in additional charges for damages, cleaning, or legal costs.

 

6. STUDIO RULES & CONDUCT

To ensure Cirro Studio remains in excellent condition for every client, all Renters and their guests are expected to conduct themselves professionally and respectfully within the space.

 

✦  The Renter is responsible for the behaviour and conduct of all persons in their booking party throughout the session.

✦  No food or drink is permitted on backdrop paper, on fabric surfaces, on the boucle furniture, or on any upholstered pieces. Water bottles with secure lids are permitted elsewhere in the studio.

✦  Furniture and set pieces may be repositioned within the studio with care. Do not drag furniture. Any piece heavier than a single chair must be moved by at least two people to avoid damage to the flooring and the item.

✦  Large set pieces — including the faux fireplace, arch wall, and staircase — are fixed and must not be disassembled, removed, or altered in any way.

✦  Children must be supervised by an adult at all times.

✦  No pets are permitted in the studio without prior written approval from Cirro Studio.

✦  Music must be kept at a reasonable volume and must not disturb neighbouring units or businesses.

✦  The studio must be left in the same condition in which it was found. This includes: backdrop paper returned to its resting position on the pulley system, furniture returned to its original placement, surfaces cleared of personal items, and any waste placed in the bins provided.

✦  A $150 cleaning fee will be assessed and charged to the card on file if the studio is left in an unsatisfactory condition.

 

7. EQUIPMENT & INCLUDED AMENITIES

Every Cirro Studio booking includes full access to the following amenities at no additional charge.

 

✦  Dual-sided mobile backdrop wall (landscape mural / white wainscotting).

✦  Seamless paper backdrops: Arctic White, Jet Black, and Leaf Green — mounted on an overhead pulley system.

✦  Professional lighting: Amaran 300c with Neewer 85cm softbox; Godox AD600 Pro II with Westcott parabolic umbrella. Both on heavy-duty C-stands. Canon and Sony wireless triggers included.

✦  Shoot support: V-flats, Bluetooth speaker, utility cart, and pin board for moodboards.

✦  Makeup and hair station with Hollywood vanity mirror and ring lighting.

✦  Private changing room with full-length mirror, clothing rail, and bench.

✦  Styled furniture and curated décor throughout, including faux fireplace, arch feature wall, and styled staircase.

✦  High-speed WiFi.

 

The following conditions apply to all equipment and amenities:

 

✦  All equipment must be used as intended and returned to its original position and condition at the end of the session.

✦  The Renter must not attempt to modify, disassemble, or repair any equipment or lighting.

✦  Cirro Studio provides Canon and Sony wireless triggers only. Compatibility with other camera systems is not guaranteed and is the Renter's responsibility to verify prior to booking.

✦  The Studio makes no guarantee as to the suitability of any equipment for the Renter's specific purposes.

✦  Floor paper (seamless backdrop paper used on the floor surface) is the only consumable not included in the base rental rate. Floor paper is charged at $8 per linear foot and will be invoiced post-session based on usage, or may be pre-selected as an add-on at booking.

 

8. DAMAGE & LIABILITY

The Renter accepts full responsibility for any damage to the studio, its equipment, furniture, set pieces, or amenities caused by the Renter or any person in the Renter's booking party during the session.

 

✦  Damage discovered following a session will be documented and the Renter will be notified within 48 hours via email.

✦  The cost of repair or replacement — at the discretion of Cirro Studio — will be charged to the card on file within 3 business days of notification.

✦  The Renter agrees to pay all damage costs in full without dispute, including but not limited to: damaged backdrops, broken or stained furniture, damaged lighting equipment, and damage to walls, flooring, or fixed set pieces.

✦  Cirro Studio reserves the right to retain the event damage deposit (where applicable) in whole or in part to cover damage costs.

✦  Cirro Studio holds no liability for any personal injury sustained by the Renter or any member of their booking party during the session. Renters and their guests enter and use the studio at their own risk.

✦  Cirro Studio holds no liability for loss, theft, or damage to any personal property — including photography or filming equipment — brought onto the premises by the Renter or their guests.

✦  Cirro Studio is not liable for any interruptions to the session caused by circumstances outside of our control, including but not limited to power outages, internet disruption, weather events, or building emergencies.

 

9. CONTENT & INTELLECTUAL PROPERTY

Cirro Studio respects the creative ownership of all work produced within the space.

 

✦  The Renter retains full intellectual property rights over all content created during their session.

✦  By booking Cirro Studio, the Renter grants Cirro Studio a non-exclusive, royalty-free licence to share behind-the-scenes content, general studio imagery, and any content tagged or shared publicly by the Renter that was created at Cirro Studio — for the purpose of marketing and promotion of the studio on social media, the studio website, and other platforms.

✦  If the Renter does not wish their content to be shared by Cirro Studio, they must notify us in writing at the time of booking. We will honour all such requests.

✦  Cirro Studio will always credit the creating photographer or content creator when sharing client work.

✦  Any content featuring identifiable individuals must have been obtained with the appropriate model releases by the Renter. Cirro Studio bears no responsibility for the Renter's compliance with model release obligations.

 

10. INTIMATE EVENTS — ADDITIONAL TERMS

The following additional terms apply to all event bookings at Cirro Studio (The Spark, The Gathering, The Full Experience, and Full Production Day).

 

✦  Events are limited to a maximum of 20 guests at all times. Exceeding the guest limit is a breach of these Terms and may result in immediate termination of the event without refund.

✦  A refundable damage deposit of $200 is required for all event bookings. The deposit is collected at the time of booking and held on the card on file. The deposit will be returned in full within 48 hours of the event, subject to satisfactory inspection of the space. Cirro Studio reserves the right to withhold all or part of the deposit in the event of damage, excessive cleaning requirements, or breach of studio rules.

✦  Event setup time is included in the specified booking tier where noted. Setup time is part of the total booked duration and is not additional time.

✦  The Renter is responsible for the conduct of all guests throughout the event duration. Cirro Studio reserves the right to terminate any event at any time if the conduct of the Renter or their guests poses a risk to the studio, its equipment, or the safety of those present.

✦  Catering, food, and drink brought into the studio for events must be kept away from all fabric surfaces, backdrop paper, and furniture. Any food or drink damage will be deducted from the damage deposit and, where costs exceed the deposit, charged to the card on file.

✦  Events involving alcohol are permitted. The Renter assumes full responsibility for ensuring all guests consuming alcohol are of legal drinking age (19+) in Ontario.

 

11. MEMBERSHIP TERMS

The following terms apply to all Cirro Studio membership tiers (Alto, Cumulus, and Cirrus).

 

✦  Memberships are billed monthly on a recurring basis via Stripe on the same date each month from the date of initial sign-up.

✦  Monthly studio hours are allocated at the start of each billing cycle. Unused hours roll over to the following month up to the maximum rollover allowance for each tier (Alto: 1hr, Cumulus: 2hrs, Cirrus: 3hrs). Hours exceeding the rollover maximum are forfeited.

✦  Memberships may be cancelled at any time with 30 days written notice to cirro@bluecloudsphotos.com. No refund will be issued for the current billing period upon cancellation.

✦  Founding member rates are locked permanently for the duration of the membership. The locked rate is forfeited upon cancellation and cannot be reinstated.

✦  Cirro Studio reserves the right to modify membership tier inclusions, perks, and standard (non-founding) rates with 60 days written notice to active members.

✦  Membership hours are non-transferable and may not be shared with, gifted to, or used by any person other than the named member.

✦  Priority booking access windows (48hrs for Cumulus, 72hrs for Cirrus) are calculated from the time slots are released to the public calendar. Cirro Studio does not guarantee availability during the priority window.

 

12. PRIVACY & PERSONAL INFORMATION

Cirro Studio collects personal information (name, email, payment details) solely for the purpose of processing bookings, managing memberships, and communicating with clients. We do not sell or share your personal information with third parties except as required to process payments (Stripe) or as required by law. 13. AMENDMENTS TO THESE TERMS

Cirro Studio reserves the right to update or amend these Terms & Conditions at any time. The version in effect at the time of your booking will apply to that session. The most current version of these Terms will always be available at bluecloudsphotos.com/cirro. Continued use of Cirro Studio following any amendment constitutes acceptance of the revised Terms.

 

14. GOVERNING LAW

These Terms & Conditions are governed by and construed in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable therein. Any disputes arising from or related to these Terms or any booking at Cirro Studio shall be subject to the exclusive jurisdiction of the courts of Ontario.
